I’ve already had an appraisal done. Do I still need a property inspection?

Appraisals and inspections are completely different. Appraisers simply look at comparable sales in the area, and take into consideration things like location and amenities in order to estimate the value of a property. Commercial inspections go into great detail, evaluating the condition of the property and its various components, giving you a more accurate picture of what you are really getting into.

What training and certification do your inspectors have?

All of the building inspectors at ProTech are members of the American Society of Home Inspectors® in addition to having completed Carson Dunlop’s commercial training program. Plus, we have inspectors on staff with the additional training necessary to perform environmental assessments such as mold and radon tests. We also look for termites.

Is ProTech insured?

Yes, all of our inspectors are covered under ProTech’s general liability and errors-and-omission insurance policies.

What is the wait time when scheduling an inspection?

How long does a property assessment take and how much does it cost?

Every property is different. On-site field work for small to medium buildings like strip malls and offices takes about one day, while more complex projects can take up to three days. The size and scope also affect the cost. Call us with the property address to discuss your scope of needs, and we will be happy to give you an estimate.

How long will it take to receive my written property condition report?

An initial written property condition assessment report is available within two business days of the inspector’s field work.

Do I need to be present at the time of inspection?

It is not necessary for the client ordering the inspection to be present during the field work. Our inspectors can access the property through the Realtor or property manager once you’ve confirmed the scope of the evaluation.
